Strata Restrictions
The general rule of thumb in regards to what you can and can’t do to your condo is, interior modifications other than structural changes are permitted but any exterior changes or additions would have to be approved by your Strata Executive Committee. Such things that would require approval would be changing or attaching anything to the outside façade of the building such as a screened in porch, an awning or hurricane shutters. Interior changes such as upgrading your kitchen or bathroom, painting the walls etc. is generally permitted without the need for approval from the Strata. Now if you were wanting to take out walls or change windows etc. items such as this would have to be approved. The reason for this is the Strata is responsible for the structural integrity of the buildings, for example if someone decides to knock out a wall without checking and it happens to be a supporting wall which causes part of the structure to cave in this could cause the unit to be unsafe and could be quite costly for all parties involved as your insurance coverage may not cover items such as this. So when you are looking to make changes in your unit to be on the safe side check with your Strata committee before you make any alterations, that way you will be certain what can and cant be done. One other thing to keep in mind if you are upgrading your unit, you will need to take out specific and additional upgrade insurance to cover these upgrades, the insurance you have through the Strata only covers the replacement value of the original specs of the unit, unfortunately a lot of people found this out the hard way after Ivan the Dreadful.
